A planning applications for phases 1 & 2 of development at Rawlings Green to the east of Chippenham has been submitted to Wiltshire Council by housebuilders Crest Nicholson and master developer Summix.  

The reserved matters applications shares more detail on the proposed scale, appearance and landscaping for the new community at Rawlings Green. Wiltshire Council’s planning committee approved Summix’s outline application for 650 new homes in October 2021 (planning reference 15/12351/OUT) and the site has been allocated for new homes in the Wiltshire Core Strategy.

The proposals , put forward jointly by Crest Nicholson and Summix, includes 650 dwellings, a Care Home, Employment buildings, a Riverside Country Park, with land reserved for a School.  The new homes will provide a mix of family homes, bungalows and flats – including affordable homes. The development also include extensive public open spaces, play space, parking, a sustainable drainage system and other associated infrastructure works. An extensive programme of tree planting will also be undertaken to enhance the natural environment around the site.

By combining their masterplanning and housebuilding expertise, the partnership will ensure this new neighbourhood delivers a sustainable new community with the homes and facilities needed to support the area.

The site at Rawlings Green was initially identified as a sustainable location for new homes due to its central location and proximity to local amenities. The plans incorporate a cycleway that will allow users to reach the town centre within 10 minutes, intended to encourage residents to embrace sustainable forms of transport.

A link road will connect the site to the B4069 Langley Road through Parsonage Way. In May, Wiltshire Council approved plans to release land at Darcy Close to help enable a bridge to be constructed as part of this project. Crest Nicholson is working closely with Wiltshire Council to ensure the road infrastructure and planned new routes are appropriate for the new community and support the wider network. 

Crest Nicholson is also delivering a collection of family homes at Rowden Gate on the outskirts of Chippenham. The housebuilder has a track record of building high quality, energy efficient homes. A report from the Home Builders Federation found that these new builds save an average of £1,685 a year in energy bills when compared with older properties.

The reserved matters applications at Rawlings Green can be viewed on Wiltshire Council’s planning portal PL/2024/09507 & PL/2024/06987. Subject to planning permission, Crest Nicholson hopes to begin construction of phase one in 2026.
