According to recent research by CBRE, properties within a 500m radius - or a five to seven minute walk - of a London Underground station have grown in value by nearly 10% every year since 2009. The report revealed that annual growth in these areas is well above the 6.9% average rise seen across the wider boroughs that stations sit in.

The study suggests that the introduction of the congestion charge in 2003 has made commuters even more reliant on tube services, a reality that led to a 10% decrease in traffic volume on the roads than in the decade before the charge was implemented.
