In light of recent reports highlighting that ‘second steppers’ face tougher conditions than first time buyers which prevent many homeowners from moving up the property ladder, Crest Nicholson has launched its popular Part Exchange scheme at its Rosewood development on Mill Road, Colchester.

Part Exchange is an initiative designed to help existing home-owners move into a brand-new Crest Nicholson home without the delays and stresses often associated with moving house.  Purchasers simply need to identify the property at Rosewood they wish to buy and the developer will then arrange for three different estate agents to assess and value their existing property. Once Crest Nicholson’s purchase offer has been accepted, the buyer’s new home at Rosewood will be reserved.

Annette Cole, Sales and Marketing Director at Crest Nicholson Eastern, said: “It is extremely important that developers provide help for existing homeowners as well as first time buyers. We’ve helped many buyers successfully purchase their new home with Part Exchange; it is an ideal way to side-step the hassle of selling a property on the open market and move up the property ladder swiftly and easily.”

Rosewood, situated in Mill Road, Colchester, comprises 248 new homes styled in a traditional village setting and showcase a stunning blend of contemporary and traditional architecture. Externally the properties showcase extensive glazing and feature smart yellow-brick work combined with softly coloured render and sharply pitched roofs. Internally the living spaces are light and bright thanks to the large windows, high ceilings and room sizes which are larger than many new and second hand homes.

Homes have been built to Level 4 specification in the Code for Sustainable Homes and so benefit from numerous environmentally-friendly features which result in lower running costs for the homeowner and a reduction in environmental footprint. New houses are four times more energy efficient than older properties and with rising energy bills, reducing energy usage and costs is key in a Crest Nicholson home. In addition to the more efficient heating systems, Crest homes benefit from a cheaper rate of electricity with dual rate meters. Furthermore, all installed lighting is 100% low energy.

Colchester is ideal for families looking to be in the catchment area for top performing local schools including the Colchester Royal Grammar School for Boys and Colchester Girls High Grammar School, both of which consistently top the league tables with 100% exam pass rates.  The University of Essex is also situated on the outskirts of the town.

The development is in a superb location for commuters with two train stations in the town both offering services into London Liverpool Street. From Colchester North Station, the train takes just under an hour whilst Colchester Town station offers links in one hour ten minutes.  Colchester Town Station also runs trains to the nearby seaside resorts of Frinton-on-Sea and Walton-on-the-Naze.

For those travelling by roads and air, the A12 is easily accessible from the town with a recently opened new access way, feeding into the M25 and the rest of the country while London Stansted Airport is less than an hour’s drive along the A120. The development is also within close proximity with Severalls Business Park.

Prices for current availability at Rosewood start from £260,000 for a three-bedroom house and from £315,000 for a four-bedroom house.
