    St Albans

    Crest Nicholson Chiltern division, are looking for a Planner to join the team based in St Albans.

    Main Duties include:

    To assist with the acquisition of proposed development sites by:-

    1. Keeping appraised of changes to national planning policy and guidance and disseminating knowledge to the Development Team;

    2. Identifying and advising the Development Team of potential development sites that may become available through the prevailing/emerging planning policy;

    3. Carrying out Site Appraisals having regard to local and national planning policies, planning history and technical and physical constraints;

    4. Assisting in the preparation of Planning Reports on land to be acquired by the division, identifying any planning/commercial risk;

    5. Assisting in the formulation of planning strategies in order to obtain planning consent in a timely manner within an appropriate deadline that allows the division to deliver sales completions in accordance with forecasts and which maximises commercial returns for the company.

    To assist with the preparation of Planning Submissions and their eventual Approval by:-

    1. Assisting in the instruction and management of internal and external project teams to ensure the preparation of a planning application which is commercially viable, takes account of all planning, technical and physical constraints, and is capable of validation by the Local Planning Authority;

    2. Checking planning drawings and documents produced by outside draughtsmen/consultants;

    3. Monitoring applications and maintaining records and file notes;

    4. Attending Committee Meetings, Appeal hearings and similar meetings and providing reports of their proceedings;

    5. Checking Planning Agreements/drawings and ensuring conditions do not present any onerous requirements which would delay implementation of planning permissions.

    Preparation and submission of planning condition discharge applications.
    Monitoring S016 Agreements to ensure that all obligations are met within the prescribed timescales.
    Assisting in the management of the Division’s existing Strategic Land Portfolio in order to deliver sites to the Division at the earliest possible opportunity, promoting sites through the Local Plan systems and keeping landowners/agents as well as division management team advised of progress.
    To generally assist with the administration of the Land Department, as directed by the Planning Manager.
    To assist with other duties associated with the above, including helping to maintain a satisfactory relationship with outside bodies and generally promoting the good name of the Company.
    Assist at all times in maintaining a safe working environment within Company workplaces, and applying the Company Health & Safety Policy for their own, their colleagues, third parties and public's benefit.

    Each element of the scheme will need to adhere to strict quality standards, and you will be conducting critical checks across the scheme, ensuring setting out drawings, road positions, and each dwelling is accurately transferred from concept through to construction and completion. You will also be managing the budgets, whilst never compromising on quality and Health and Safety, immediately bringing any issues to the attention to the Build Manager.

    It is paramount that you operate and control the site strictly in accordance with the agreed Method Statement and Health and Safety Plan as required by the CDM Regulations.

    In this role your primary responsibilities will be on post-occupation properties, assessing the quality and potential defects in our construction method, materials and fittings. Emphasis will be on identifying, recording and preventing issues reoccurring, reporting findings directly to build team, ensuring appropriate action is taken to source materials and methods that complies with our quality standards.

    The successful candidate will be checking the sign off of Build Completion Certificate, identifying training needs among customer facing staff, and ensuring best practice is adhered to and any problems that are reported are dealt with quickly, with minimal impact on the customer.

    You will proactively oversee and produce component performance reports, and conducting mandatory checks at all stages of construction, ensuring compliance of design and working practice.

    The role will require the successful applicant to:

    - Apply effective selling skills in order to exceed required profitable sales for the Division whilst maintaining the presentation of the sales areas to the highest standard. The incumbent will effectively manage customers and deliver excellent customer service and have the ability to generate potential sales leads in addition to those created by marketing activity.

    - The applicant will have the ability to manage the threat of cancellation and minimize cancellation rates. There will be involvement in managing and resolving customer complaints. In being a key member of the sales team, will ensure that the site is effectively managed and information should be widely shared.

    -The individual will have the ability to work weekends and Bank Holidays as well as having flexibility within normal working hours.

    We are looking for applicants who;

    Has worked in a similar role, preferably with a similar size housing developer within the central London market.
    Have a broad product knowledge of the housing market.
    Being computer literate is essential together with excellent communication skills with the ability to negotiate.
