    The role will be to assist the site manager with managing and securing the production of dwellings within pre-determined programmes and budgets and to Company quality, presentations and safety standards.

    Duties will include;

    - Controlling & guiding sub-contractors whilst anticipating, identifying & resolving problems

    -Operating & controlling the site strictly in accordance with the Method Statement and ensuring that all work carried out is in accordance with the Company's Heath & Safety Policy and it's recommendation

    -Ensuring each property is totally completed to the prescribed standard on time and available to the purchaser fit for occupation

    -Monitoring the design and specification of the Company's product and advise of any cost effective improvement identified through site experience.

    The incumbent will be a self-starter and able to prioritise workload whilst motivating others. The applicant will have experience working on a construction/residential house building site in a similar or related capacity.

    Duties will include:

    To be responsible (in conjunction with the Building Manager) for the speedy, accurate and cost effective technical pre-start planning of developments sites:-

    (a) By securing a detailed technical understanding of the site and the design requirements.

    (b) By assisting in liaison with statutory authorities.

    (c) By assisting in the identification and assessment of potentially suitable sub-contractors.

    (d) By checking that the sub-contractor and supply orders contain all works and materials at the outset which are likely to be required to enable the dwellings to be completed and handed over to the customer.

    To be responsible (in conjunction with the Building Manager) for the site setting out by:-

    (a) Ensuring that a critical check is made of road positions at sub-base and kerb stages in relationship to the ultimate site boundaries.

    (b) Ensuring that in respect of every dwelling, dimensions are checked to establish that houses are positioned as per the site setting out drawing.

    (c) Ensuring that the Groundworks Contractor is in possession of the correct up to date drawings.

    Working closely with the Sales Manager and collaboratively with the sales team and other stakeholders, you will be driven to deliver, ensuring sales targets are met or exceeded and profit is maximized.

    The role will be accountable for:

    Achieving sales of properties and extras to suitable customers in line with agreed targets e.g. legal completions, average selling price.
    Providing expertise in the Company’s house types, specifications, and the buying procedure.
    Using purchasing incentives effectively to ensure a good flow of sales whilst maximising profit.
    Promoting Company mortgage arrangements, including referral to Independent Mortgage Advice, managing transactions and ensuring timely completions.
    Maintaining the presentation of sales arena, stock plots and the sales office.
    Ensuring that all paperwork and site administration is up to date, and required reports completed.
    Conducting local market research.
    Ensure that market research, price benchmarking, advertising, incentives, PR and other marketing events are undertaken proactively to provide the correct pipeline to fulfil agreed sales targets.
    Ensure the health & safety of customers, colleagues and other parties whilst on site in accordance with legal requirements and company policy.

    We require that all applicants have:

    Experience

    Proven sales skills evidenced in a housebuilding environment.

    Knowledge/ Skills

    Broad product knowledge of the housing market.
    Being computer literate is essential together with excellent communication skills with the ability to negotiate.
    The ability to work unsupervised and to follow procedures is essential as is attention to detail.
    Full Driving licence

    Essential and Desirable criteria

    Essential:

    Experience at Technical Manager level or equivalent.

    Crest Nicholson Chiltern division, are looking for a Planner to join the team based in St Albans.

    Main Duties include:

    To assist with the acquisition of proposed development sites by:-

    1. Keeping appraised of changes to national planning policy and guidance and disseminating knowledge to the Development Team;

    2. Identifying and advising the Development Team of potential development sites that may become available through the prevailing/emerging planning policy;

    3. Carrying out Site Appraisals having regard to local and national planning policies, planning history and technical and physical constraints;

    4. Assisting in the preparation of Planning Reports on land to be acquired by the division, identifying any planning/commercial risk;

    5. Assisting in the formulation of planning strategies in order to obtain planning consent in a timely manner within an appropriate deadline that allows the division to deliver sales completions in accordance with forecasts and which maximises commercial returns for the company.

    To assist with the preparation of Planning Submissions and their eventual Approval by:-

    1. Assisting in the instruction and management of internal and external project teams to ensure the preparation of a planning application which is commercially viable, takes account of all planning, technical and physical constraints, and is capable of validation by the Local Planning Authority;

    2. Checking planning drawings and documents produced by outside draughtsmen/consultants;

    3. Monitoring applications and maintaining records and file notes;

    4. Attending Committee Meetings, Appeal hearings and similar meetings and providing reports of their proceedings;

    5. Checking Planning Agreements/drawings and ensuring conditions do not present any onerous requirements which would delay implementation of planning permissions.

    Preparation and submission of planning condition discharge applications.
    Monitoring S016 Agreements to ensure that all obligations are met within the prescribed timescales.
    Assisting in the management of the Division’s existing Strategic Land Portfolio in order to deliver sites to the Division at the earliest possible opportunity, promoting sites through the Local Plan systems and keeping landowners/agents as well as division management team advised of progress.
    To generally assist with the administration of the Land Department, as directed by the Planning Manager.
    To assist with other duties associated with the above, including helping to maintain a satisfactory relationship with outside bodies and generally promoting the good name of the Company.
