    Responsible for ensuring timely & accurate cost management, dealing with contractual issues & procurement & payment of sub-contractors for complex large volume development projects from pre-operational stage through to final account settlement.

    Duties include;

    The identification & procurement of suitable sub-contractors.
    The negotiation & letting of subcontracts within required timescales.
    Providing the cost-data feedback to Divisional Estimating Department.
    Administration & management of the financial aspects of the development.
    Reviewing and forecasting the latest cost estimates and reporting
    The relationships with external employers such as Housing Associations undertaking valuations, cash flow forecasts, obtaining warranties, etc.

  • Commercial Manager- Regeneration

    Our Regeneration division is looking for a Commercial Manager to join their team in Chertsey.

    The Commercial Manager will be responsible to ensuring timely & accurate cost management, dealing with contractual matters, procurement & payment of sub-contractors for a complex and large volume of development projects; from pre-operational stage through to final account settlement.

    Although based in Chertsey, the candidate will need to have the ability and willingness to travel, being responsible for sites in Birmingham, Bath, and Milton Keynes.

    Responsibilities of the role will include;

    -Assisting in the speedy, accurate and cost effective management for development sites from pre-production negotiation to completion

    -Negotiating and letting of sub-contractors within the set timescales including the recommendation of cost effective initiatives on the development design detailed and materials specified.

    -Preparation of sub-contract documents ensuring that they contain all work and/or materials which are likely to be required to enable the dwelling to be ultimately completed

    -Providing any further assistance and information to the Surveying Executive as and when required

    -Assist at all times in maintaining a safe working environment within Company workplaces, and applying the Company Health & Safety Policy, for their own, their colleagues, third parties and public's benefit.

    The incumbent should meet the following criteria:

    -RICS/CIOB qualification

    -Must be commercially aware with the ability to manage staff

    (a) By securing a detailed technical understanding of the site and the design requirements.

    (b) By assisting in liaison with statutory authorities.

    (c) By assisting in the identification and assessment of potentially suitable sub-contractors.

    (d) By checking that the sub-contractor and supply orders contain all works and materials at the outset which are likely to be required to enable the dwellings to be completed and handed over to the customer.

    To be responsible (in conjunction with the Building Manager) for the site setting out by:-

    (a) Ensuring that a critical check is made of road positions at sub-base and kerb stages in relationship to the ultimate site boundaries.

    (b) Ensuring that in respect of every dwelling, dimensions are checked to establish that houses are positioned as per the site setting out drawing.

    (c) Ensuring that the Groundworks Contractor is in possession of the correct up to date drawings.

  • Build Manager - South

    We are currently looking for a Build Manager (Contracts Manager) for our South division, to look after a number of large scale sites in the Sussex area.

    Duties will include;

    1. To assist and co-operate with the Land Department in the identification and acquisition of development sites.

    2. To assist in the speedy, accurate and cost effective technical processing of development sites from identification to commencement of on-site construction.

    (a) By assisting in the detailed technical investigation, design and optimisation.

    (b) Assisting with the Site Manager in the securing of statutory approvals and consents.

    (c) By assisting in the securing of quotations, checking of designs and drafting of specifications and placing of orders.

    (d) By assisting in the identification and assessment of potentially suitable building contracts, sub-contractors and supplies, preparation of contract documents and negotiation and letting of contracts, to target dates.

    3. Responsible for the calling and monitoring of first services meeting with statutory Authorities.

    4. To be responsible (in conjunction with the Site Manager) for the site as setting out by:-

    (a) Ensuring that both the Site Manager and the Groundworks Contracts are in possession of the correct up-to-date setting out drawings.

    (b) Ensuring that a plan be provided to the Technical Manager on which the actual dimensions shall be recorded as works proceed.

    5. To manage and secure production of dwellings within pre-determined programmes and budgets and to Company safety, quality and presentation standard.

    (a) By controlling and guiding the Site Managers, builder or sub-contractors and suppliers, identifying and anticipating problems and resolving the same.

    (b) By inspection and tight control of quality and presentation.

    (c) By assisting in the maintenance of building budgets.

    (d) By ensuring that all work is carried out in accordance with the Company's Health & Safety Policy and relevant statutory provisions taking into account their own, their colleagues, third parties, and the safety of other on site and the general public.

    6. To establish and maintain for the Company a good relationship and reputation with its purchasers and in business as a whole.

    To obtain suitably qualified reservations at prices and within target dates determined by the Sales & Marketing Director.

    To ensure maximum co-operation from purchasers and in conjunction with the Sales Manager, minimise the time taken from reservation to legal completion.

    In liaison with the Sales Manager, to assist purchasers in making their choices when these are offered.

    To maintain and keep updated a Sales Information Kit relating to their development, which shall include accurate product and price information on the properties being offered for sale on their development.

    To ensure that at all times the presentation of the show home complex and stock units are maintained in accordance with Company policies and standards and that the development is well sign-posted.

    To update, on a weekly basis, competitor information and to assist in the analysis and pricing of the Company’s products as required by the Sales & Marketing Director. Also to carry out market research projects as instructed by the Sales & Marketing Director.

    To be responsible for the opening and closing of the show home complex in accordance with Company requirements, giving particular emphasis to security and advising the Sales & Marketing Director of any defects.

    MAIN PURPOSE OF JOB

    To be responsible for the safe distribution and loading of materials for sub-contractors in accordance with Company Policy by the use of a forklift truck and to ensure that the forklift truck has been effectively maintained on a regular basis. To ensure the site is kept in a safe and presentable condition and that the site compound is unlocked and locked as required.

    PRINCIPAL KEY RESULT AREAS

    -The unlocking of the site compound and allowing access to secure plots if required by sub-contractors.

    -To ensure that the forklift is effectively maintained by regular inspections, recorded on a weekly basis.

    -To be responsible for the unloading of materials and to ensure their safe and proper storage.

    -To be responsible for the distribution and loading of materials for sub-contractors using agreed destination routes.

    -To be responsible for maintaining high levels of site presentation at all times.

    -To be available for the cleaning of completed plots during forklift low demand periods.

    -During high demand periods to ensure the distribution of materials is prioritised correctly.

    -To ensure waste management considerations are evenly distributed into tipping skips to cover sub-contractor demands and to provide certain trades with tipping skips to allow waste segregation i.e. groundworker, bricklayer and roof tiler and that a designated waste management area is adequately secured using mesh fencing.

    -To ensure that hardcore materials are stock-piled prior to bulk disposal.

    -To comply with the Company’s Health & Safety Policy and ensure that all work on site is carried out in accordance with its recommendations. Individuals must act to minimise danger and report all potential dangers and accidents to their immediate supervisor or designated Health & Safety Officer.
