    Responsibilities include;

    To assist and co-operate with the Land Department in the investigation and acquisition of development sites.

    To be responsible for the preparation of detailed constructional drawings, the negotiation and securing of technical and statutory approvals to achieve and monitor the optimum timing programmes

    To be responsible for identifying and resolving technical design and constructional problems

    To assist in the supervision and administration of the Group Technical function

    Essential and Desirable criteria

    Essential:

    Experience at Technical Manager level or equivalent

    This role's duties include;

    To assist and co-operate with the Land Department in the investigation and acquisition of development sites:

    Be responsible that detailed technical investigation, design, optimisation is secured and that proper liaison is maintained with statutory authorities, and that all necessary documentation and drawings are produced to enable contracts to be Procured, let and a site to be developed by the Building Department.

    To be responsible for the preparation of detailed constructional drawings, the negotiation and securing of technical and statutory approvals to achieve the optimum timing programmes, including:-

    The co-ordination of production of all necessary technical drawings/specialised designs.
    Making recommendations for cost effective optimising during the pre-planning process.
    The negotiation and completion of appropriate legal agreements with statutory Authorities necessary for the proper technical requirements of a site.
    Maintain Programme dates as set out within the design programme and L3 schedules.

    To be responsible for identifying and resolving technical design and constructional problems including:

    Being responsible for collating and providing feed-back to the Technical Executive in respect of technical design matters encountered during construction.

    The Commercial Manager will be responsible to ensuring timely & accurate cost management, dealing with contractual matters, procurement & payment of sub-contractors for a complex and large volume of development projects; from pre-operational stage through to final account settlement.

    Although based in Chertsey, the candidate will need to have the ability and willingness to travel, being responsible for sites in Birmingham, Bath, and Milton Keynes.

    Responsibilities of the role will include;

    -Assisting in the speedy, accurate and cost effective management for development sites from pre-production negotiation to completion

    -Negotiating and letting of sub-contractors within the set timescales including the recommendation of cost effective initiatives on the development design detailed and materials specified.

    -Preparation of sub-contract documents ensuring that they contain all work and/or materials which are likely to be required to enable the dwelling to be ultimately completed

    -Providing any further assistance and information to the Surveying Executive as and when required

    Duties include;

    Website

    -Monitor content on the company website to ensure Crest’s online presence is up to date and aligned with the Crest Nicholson Brand.

    -Ensure agents’ websites are accurately listing developments and availability and ensure any portal listings for agents are up to date and current.

    -Monitor search terms and search areas for all live and coming soon developments.

    Market Research

    -Assist the Sales & Marketing Director and Marketing Manager with second hand and new build market research for Land Acquisitions, Operational Commencement packs and QSPR.

    -Undertake monthly market research for any pre-operational site once listed as a coming soon development.

    -Collate monthly new and second hand market research from Sales Advisors for operational sites.

    Direct Marketing

    -Check opening times, prices, contact details and disclaimers on HTML campaigns and direct marketing campaigns

    -Ensure all pre-launch enquiries are loaded onto COINS, mail merge coming soon database on COINS on a regular basis prior to launch – frequency and content to be agreed with Marketing Manager

    Advertising

    -Check key information on adverts, including prices, opening times, contact details and disclaimers prior to Marketing Manager sign-off.

    -Liaise with media agency to ensure advertising schedules are current and up to date and issue to all developments.

    -Issue adverts to Sales Advisors and Managers on a weekly basis

    Photography

    -Ensure regional archives are kept up to date and easily accessible.
    -Manage external imagery requests.

    Printed Material

    -Ensure stock of development brochures is maintained
    -Manage stock levels of other relevant marketing material
    -Ensure brochures and leaflets on reception in regional office are kept up to date.
    -Ensure sales offices hold copies of brochures for other Crest developments within close proximity.

    Adhoc administrative tasks as directed by the Sales & Marketing Director and Marketing Manager.

    Assist with the organisation of launches and events as directed by the Marketing Manager.

    The suitable candidate will preferably have housing developer experience and a marketing qualification.
